A developer, ZOM Living, has submitted a rezoning request for of a parcel of land that includes 7 properties at the corner of Trinity and Chapel Hill Roads in Cary, North Carolina. Those parcels are currently zoned for single-family and the developer would like to have them rezoned for a Planned Development District (PDD). The current plans for this PDD includes at multiple apartment buildings, each 5-stories in height (up to 60 feet tall) with up to 375-units. One building would have 2000-5000 sq. ft. of retail space. The Proposed Rezoning
ZOM Living, proposes to rezone property totaling approximately 16 acres at the intersection of Chapel Hill and Trinity Roads in Cary, North Carolina. The rezoning proposal is a minor Planned Development District (PDD), intended to house a mix of residential and commercial uses. Currently, the proposal is for 375 apartment units, five-stories (60 ft.) tall, along with 2000-5000 sq. ft. of retail space. The proposed rezoning would have major impacts on anyone living in the area of Chapel Hill Road, Trinity Road, Trenton Road, and Reedy Creek Road. Additionally, the proposed rezoning would impact everyone who travels through this area and who frequents the area for recreation.
Potential Impacts
Traffic and increased accidents at 54/Trinity Road, increased traffic (600+ cars!) ingressing and egressing right near the intersection
Quality of Life for existing homes (noise, crime, light pollution, natural area destruction, crowding, loss of natural spaces to relax, cars and traffic inside neighborhoods)
Environmental Impacts including too much impervious surface creating runoff directly to streams and Reedy Creek. Wildlife loss of habitat. Clear-cutting existing natural buffer for stream
How does the rezoning process work?
- There was an initial virtual neighborhood meeting on February 5, 2025, which was attended by 165 participants.
- The Town planners have provided feedback to the applicant (ZOM Living) and they will go back and forth on the plans.
- A public hearing will be announced at held. Date TBD. Comments can be submitted in writing and in person at the hearing. Note—this is the last chance to provide input to the Town.
- The Rezoning Board for Cary meets and provides recommendations to the Town.
- The Town Council votes on the proposed Rezoning.
